  A tenant at my 3 bedroom investment property reported that the skylight in his room was leaking. I reduced the rent by 1/3 pending a repair. In April 2017 James at APT replaced all 3 skylights on the property. The tenant complained that it was still leaking so I again reduced the rent. James re-sealed the flashings (which it transpired means filling the gap with silicone). The tenant again complained and threatened to break the lease. I reduced the rent again and the managing agent tried to contact APT, who did not respond. In September another firm quoted to repair the leak. They said the flashing was too small leaving a gap and they would have to replace the flashing. I have lost thousands in potential rent and a repair to a leak cost almost $5,000 to date. Not a happy camper!
